Terms & Conditions
These terms govern every reservation at Anam Villa, managed by PT. Vacation Villas Management Service. Rental rates are quoted in US Dollars or Indonesian Rupiah (IDR), and by proceeding with a booking you acknowledge and agree to the policies below.

General
Each villa accommodates a maximum number of guests as stated in its description, which must be respected unless otherwise agreed prior to receipt of full and final payment.
Reservations are confirmed for a specific number of guests, which may not be exceeded unless authorised in advance by PT. Vacation Villas Management Service.
What's Included
Every stay includes linen, towels, cooking utensils, and the essentials - toilet paper, soap, and drinking water - supplied throughout your visit by the villa management.
In accordance with Indonesian law, all guests must be registered with the local authorities within 24 hours of arrival. A photocopy of each guest's passport will be requested on or shortly after arrival, and a registration form must be promptly completed and signed by each guest, at the Lessor's expense.
Tax & Service Charges
As at all hotels in Indonesia, a standard 11% government tax and 10% service charge (21% in total) apply to your stay.
Guests using our grocery service - where staff purchase items at no mark-up from shop prices - will be invoiced a 20% service charge on all food and beverage bills at the end of their stay.
Gratuities for household staff are left entirely to each guest's discretion.
Payment & Cancellation
All payments are made in US Dollars. A deposit of 50% of the total rental amount is due within five (5) working days of booking confirmation; reservations not secured within this period are automatically cancelled.
The remaining balance is due 60 days before arrival, or immediately for bookings made within 60 days of arrival. If payment is not received by the due date, Anam Villa reserves the right to cancel the booking and retain the deposit.
For bookings made less than 60 days before arrival, full payment is required within five (5) working days or on arrival, whichever comes first. Last-minute bookings, made five days or fewer before arrival, may be settled in full cash on arrival.
- 50% of the total rental amount is forfeited for cancellations made 60 days or more before arrival.
- 100% of the total rental amount is forfeited for cancellations made within 60 days of arrival.
- All cancellations must be submitted in writing. Charges may apply for amendments to the length or dates of stay.
Methods of Payment
Traveller's cheques and personal cheques are not accepted.
Bank-to-bank transfers should be sent in full, with all transfer fees covered by the sender, to Mandiri Bank, Legian, Bali (SWIFT BMRIIDJA), USD account 1750000962067, beneficiary PT VVMS.
Alternatively, Visa and Mastercard payments are processed in IDR via our secure REDDOT payment gateway, converted at the prevailing bank-selling rate plus a 4% processing fee. An invoice link is emailed for guests to complete payment online.
Check-In & Check-Out
Check-in is from 2:00 PM and check-out by 11:00 AM. Late check-out until 3:00 PM may be available at no charge, subject to availability; until 6:00 PM is charged at 50% of the nightly rate, and beyond 6:00 PM at the full nightly rate.
Good to Know
Events & Parties
Bookings are intended for vacation stays. Special permission is required for any function exceeding 150% of the villa's capacity, which may incur an additional community (Banjar) fee and security deposit.
Security Deposit
A security deposit is collected by the villa manager on arrival and refunded in full on departure, less the cost of any damages or repairs.
Damage & Losses
Guests are responsible for leaving the property in good order and agree to cover the cost of any damages or losses incurred during their stay.
Travel Insurance
We recommend arranging travel insurance at the time of booking, covering illness, injury, and trip cancellation.
Transportation
Anam Villa is not responsible for vehicles hired by guests or arranged through our concierge service, nor for any related injury, accident, or claim.
Noise
Anam Villa is surrounded by neighbouring properties. For special occasions, please notify the villa manager in advance so permission can be arranged with the local authority.
Liability
Anam Villa is not liable for events including fire, flood, weather, civil unrest, strikes, accidents, or illness. Personal belongings remain at each guest's own risk, and specifications and rates are subject to change without notice.
